Leasing Manager
Job Description
Role Purpose
- Oversee all Office, Residential & Temporary Community leasing to ensure occupancy goals are met and leasing operations are optimized.
- View the assets as an investment portfolio and conduct market research, comparative lease studies, return modeling and analysis. Feasibility studies on new projects and potential lettable areas, conducting studies on demand of furnished/ unfurnished and serviced residential units.
- Leads negotiations with sub-brokers on exclusive and non-exclusive service contracts for residential units to be leased as well as the commercial office elements.
- Leads the leasing & marketing initiatives and accountable for developing a high- performing team, ensuring effectiveness of digital marketing program, developing marketing campaigns and strategies, guiding the team in planning, coordinating leasing & marketing efforts, driving the BI technology platform, and communicating leasing vision and execution plans.
Key Accountabilities & Activities
- Develop a lease document strategy, a pricing strategy, and a marketing strategy.
- Interface with management and build an enhanced and scalable leasing model.
- Demonstrate subject matter expertise on leasing practices, policies, and lead all leasing activities.
- Responsible for communicating leasing updates and provide analysis on leasing metrics.
- Responsible for creating sustainable and profitable commission structures.
- Responsible for leasing & marketing efforts for future development phases with seamless takeover of the leasing process of newly added assets.
- Lead the Leasing team; enabling them to meet their objectives by providing them with appropriate tools, materials, and presentations.
- Develop and oversee implementation of the property marketing strategy – including digital marketing, SEO, Social Media, and other marketing channels.
- Provide short- and long-term market forecasts and reports by directing market research collection, analysis, and interpretation of market data.
- Undertake continuous analysis of competitive environment and consumer trends.
- Train and be responsible for directing the work performance of the residential leasing team.
- Interview and hire employees and sub brokers in accordance with the phased handover and vacancy projections.
- Establish and coordinate scheduling for leasing staff.
- Maintain daily traffic logs, phone logs and follow-up to ensure lead to conversion rates are high.
- Interact directly with prospective and current residents to achieve maximum occupancy in challenging negotiations.
- Submit weekly reporting and weekend update reporting.
- Acts as the main point of contact for the landlord relating to all leasing matters.
- Prepares and presents Weekly, Monthly related reports to the management on project status, performance levels, cost position vs budget, variations, time frame and critical dates etc.
- Manages the In-house team members and ensures service quality and deployment from both in-house and outsourced teams always meets service levels.
- Ensures there are clear lines of communication and reporting with an emphasis on meeting deadlines and developing transparency in all operations. Leading by example with high ethical standards and recognized for their accessibility by all staff.
- Promotes a customer-oriented service attitude amongst staff.
- Reviews the knowledge, skills, and competencies of the Leasing Team to ensure development of specific competencies via the Training Campus.
- Address any tasks requested by the AM Director.
Background, Skills & Qualifications
- A minimum of 10-15 years of mixed-use portfolio oversight and transaction
- 5+ years of related experience in the Kingdom of Saudi Arabia, or in other Middle East Countries is required.
- Excellent command of both oral and written English is required.
- Written and or spoken Arabic would be an advantage
- She/He will play a key role in the Asset Management Committee.
