 Evaluating & monitoring the service providers and ensure all works are delivered in accordance with SLA’s and KPI’s within the budget. Coordinating with service provider for Preventive maintenance of Critical Equipment like (Chiller Units, Diesel Generators, Firefighting system, Hydrant System & Access control systems. Vendor Management, selection, negotiation and evaluation for all Annual Maintenance Contracts (AMC) and supplies of consumables.  Managing the facility operations and ensuring that the contract deliverables are being in installed as per specifications. Tracked and monitored work progress and reported to the facility manager. Responsible for up keeping all AMC documents and proper follow-up.  Planning and drafting proposal of annual budget for the AMC contract. Cost reduction plan in general administration and facility management areas whilst ensuring operational efficiency. Managing outsourced Vendors like housekeeping, security services, O&M services and Front Office executives. Prepared project evaluations, monthly reports, bills, etc.  Team Management including re-sourcing, selection of Service Providers, people management, training and development of facility management team. Organizing monthly review meetings with service providers and identified scope for cost control measures and enhanced operational efficiency.  Guiding technicians to handle emergency situations and closely monitoring the PPM of equipment works. Ensure security of the building by researching and implementing surveillance cameras and security staff members.

 Dealing with owner’s association management/developers/contractors/real estate clients. Negotiation & coordination between client, site, sub-contractors & suppliers. Contribute to the financial budget planning by providing data that is specific and relevant to the operational costs related to FM.  Coordinate and gather relevant quotations to tender processes that lead to the optimum selection of contractors or suppliers. Performed major administrative tasks, such as preparing reports for facility owners. Identify, implement and review energy efficient programs and review all facility maintenance contracts/agreements to ensure items and conditions are implemented. Conduct energy audits to identify areas where efficiency can be improved for lower operational costs and greater environmental comfort.  Manage sufficient preventive and reactive operations as to provide a minimum of reliability at all times. Manage the maintenance of the building by performing repairs and calling maintenance services as needed and attended emergency situations or other urgent issues involving the facility. Track building upkeep as well as anticipated long- and short-term improvements and maintenance.  Responsible for the development and maintenance of the SOP’s related to all functions and activities in the department. Responsible for conducting risk assessments and generating the risk mitigation plans & oversee risk management with regards to health and safety. Attended executive meetings, weekly progress, Technical, Quality, and Safety meetings with all relevant disciplines. Responsible for technical and commercial evaluation of quotations and planning of the mechanical works.

 Coordinated end to end fit out-project execution. Verified scope of works and subcontract works on schedule. Raised monthly invoice claim and follow-up with main contractor for payments. Create and execute project work plans and frame KPIs for individual projects.  Supervised day-to-day site installation operations of office areas, Cabins, conference rooms and other interior works. Executed mechanical works as per approved shop drawings and required specifications.  Prepared bill of quantity (BOQ) based on the project’s technical specifications and requirements. Responsible for Managed project deliverables, coordinated activities and reviewed project goals of team members & subcontractors at multiple projects. Identify, study and provide risk mitigation and enhancement strategy for speeding up the project to complete on time.  Coordinated failure analysis and implement corrective actions to ensure cause is determined, containment is thorough and products comply specifications.

 Construction, supply and installation of fuel oil systems as per the approved technical specifications from client and the MEP consultant. Fabrication supply and installation of acoustic enclosures for generators, louvers as per approved specification. Raise material inspection and work inspection to certify the completed works.  Installation and commissioning of generator dampers and silencers. O& M manuals, training of maintenance team after commissioning. Refer P& ID drawings and order instruments from suppliers as per specification in the contract. Follow-up for approval from MEP contractor to deliver the materials on time. Follow-up with client to set start the site activities and manpower deployment. Completing the piping works and approval to certify the completed works.  The overall responsibilities involved project kick-off meeting, tentative schedules, site coordination and extended till dispatch of steel structures to site. Manage project deliverables, coordinate activities and review goals of team members at multiple geographical locations. Preparation of NOC, work permits with RTA, SERCO, DM, MERAAS. Completion of works as per permits and timings. Framed the project cashflow to make the budget allocation for the resources of the project as per the payment availability from the client.
