 Looking after the “Heritage Property” Metro Emporium, this is known as Metro Cinema.  The entire mall management is done by me which includes technical maintenance, administration, HT/LT/BTU metering, vendor management, CAM bill generation, AMC’s.  Maintaining the compliance documents such as water testing report, lift license, property tax, DG pollution certificate.  Daily reporting to MD.  Maintenance of 66000 sq ft commercial property which includes chillers, lifts, escalators, pumps, transformer, multi car parking, pumps, electrical panels, fire fighting system, DG, ventilation system.  Planning of further extension or modification if required by tenants.  HK and security services.  Valet parking management.

 Taking care of the entire property management of “IQ City” residential complex, Durgapur.  Also taking care of the entire Property Management of Swarnamani, Kolkata.  Total area is approximately 12 lakh sq.ft. 1500 flats with modern amenities.  Coordinating with thermal camera sensor vendors for electrical panel termination and for its safety.  Recycling of waste water and the maintenance of Sewage Treatment Plant and checking the balance of pH (7.2-8.5) as per ISO standard for drinking water in Water Treatment Plant (RO).  Repairing checklist for RE Walls, embankment in ROBs and its MEP works.  Checking for fire safety equipment like Smoke detector, PA system, Sprinkler, Hydrant, Pumps and Fire extinguisher.  Coordinating with engineers from different disciplines like civil, mechanical, computer (IT) and deciding the way in which the entire project was to be implemented and finalizing the course of action in coordination with the higher management of the company.  Maintaining quality and safety measures during work.  Planning and Scheduling for PPM and CM work orders.  Coordination with Engineers, Planning of work, Daily Updates and preparing reports.  Solving technical problems, site inspection, handling and deployment of manpower.  Checking proper recycling of waste products to ensure proper environmental standards.  Coordinating with engineers from different disciplines, addressing the technical issues of Civil, Mechanical, HVAC and deciding the way in which the entire project was to be implemented and finalizing the course of action in coordination with the higher management of the company.

 Maintenance of B+G+18 commercial building.  Checking of PPM checklist, AMC of all equipment’s, Daily/Monthly maintenance report.  Maintenance of 3 chiller plants of 1460TR, cooling tower and related pumps.  Maintenance of 33/11 HT/LT panel, VCB, DG (1500/1010 kva), STP (200kld) plant, RO plant, UPS (20 kva), 118 CCTV camera with 8DVR and civil works.  Schedule checking and routine exercise of DG, backup power supply checking from UPS.  Maintaining high capacity lifts and heavy duty escalators.  Routine checkup of BMS system, fire panel, fire pump, sprinkler, smoke detector and fire host/reel.  Maintenance of hydro pneumatic pumps with 9laks liters of underground reservoirs.  Following EHS standards and maintaining proper BOM, PPE during work.  Theoretical and practical training of LOTO, CAPA and UA/UC to all staff.  Taking care of security services, manpower deployment as per priority areas.  Providing housekeeping related training and necessity of proper PPE during work.  Understanding of electrical control circuits involving Siemens PLC’s, Motor starters and VFDs.  Understanding of pneumatic logic in panels and integration of the electrical systems to panels and how panel devices operate.

 Maintenance of 12 residential high-rise buildings.  Coordinating with all consultants (Arch. Structural, MEP & other) to release the goods for construction drawing for site execution.  Weekly site progress review, Meeting with project vendors / contractor and project engineer / manager to resolve the Request for Information.  Review of the MEP Design Basis Report in line with project requirement & budget and getting approval on the same from higher management.  Maintaining WB Fire & Emergency Services rules & regulation. By laws of local bodies.  Checking of PPM checklist, AMC of all equipment, Daily/Monthly maintenance report.  Maintenance of LT/HT panel, DG, STP, WTP, Elevator, UPS.  Schedule checking and routine exercise of DG, backup power supply checking from UPS.  Maintenance of BMS system, Control system, Fire panel, fire extinguisher, fire pump and fire hose/reel.  Maintaining a solar power panel of 10 KVA on grid system to LT panel.  Following EHS standards and maintaining proper BOM, PPE during work.  Comparing cost and negotiation with vendors for new and renovation works.  Theoretical and practical training of LOTO, CAPA and UA/UC to all staff.  Supporting existing on-site equipment. Includes phone and remote technical assistance/troubleshooting for installed systems through AB PLC compilation.
