Project : Proposed Redevelopment – (TATA Housing Project) Client : UDA Location : Sri lanka, Colombo Description : Construction of Housing and Commercial Building (LKR 7 Billion) DUTIES AND RESPONSIBILITIES ➢ Taking off quantities at different stages of the project. ➢ Prepare subcontractor packages in coordination with the operations team and submit them to the procurement department. ➢ Review, prepare, and finalize subcontract agreements and service agreements using standardized terms and templates ➢ Verify that all required bonds, warranties and insurances are aligned with the commercial interests of the Employer and comply with the relevant contract terms ➢ Review and certify interim payment applications (IPA) from subcontractors and suppliers, verify that all necessary supporting documents are provided, and prepare the payment certificate (IPC). ➢ Review and negotiate claims and variations submitted by the contractor or subcontractor, evaluate entitlement, and issue variation orders to the subcontractor according to the contract terms and relevant laws. ➢ Review final accounts and invoices submitted by contractors and subcontractors, evaluate the completed work, ensure relevant documents are in order, and prepare the FADR. ➢ Prepare interim valuations with all relevant documents and liaise with the client and engineers for certification. ➢ Notify the client of variations, prepare cost proposals with detailed substantiation, and submit the proposals for client review. ➢ Prepare monthly reconciliations for major materials and cost-to-complete reports. ➢ Preparation of subcontractor agreement, interim payment application, interim valuation, review valuation & variation using SAP system. ➢ Examine contract clauses (FIDIC), complying and focus mainly on advance payment, retention, payment, and PC terms. ➢ Address and resolve the contractual issues arising in various construction contracts in line with the Project Conditions of Contract. ➢ Preparation of detailed Bills of Quantities (BOQ) in compliance with standard methods of measurement. ➢ Monitor and control project costs against the budget, identifying cost overruns and implementing corrective actions. ➢ Preparing claims (Covid, minimum wage, Material escalation, & Prolongation cost) ➢ Preparing a letter associated with subcontracting work. ➢ Participates in Value Engineering workshops with Commercial Manager. ➢ Review the tender documents and keep in record. ➢ Maintaining proper and complete communication with the Subcontractor and Client’s representatives.
